This all-inclusive package includes traveling notary/closer who will notarize all necessary documents and complete the TITLE transfer with PennDOT. Most common plan! Must be done at an office location, especially for buyer finance deals and mortgage payoffs (seller side). This package is $755.
This package includes all of the necessary paperwork for settlement without the traveling notary/closer. A settlement package with detailed instructions is emailed to the the agents to conduct their own closing. Often used for cash closings at the mobile home. The use of a outside notary is necessary. TITLE transfer is still included or agents can choose to handle it with a nearby tags company for a reduced fee. This package is $655.

Costs Generally Paid by the Buyer at Settlement - Buyer typically is provided a list of checks needed to bring to settlement - cashier checks/money orders, no personal checks - however there are other options.
Includes traveling closer/notary to conduct your settlement and TITLE transfer. Prefer an office location for settlement. (MOST COMMON, especially for financing buyer or payoff of Seller mortgage)
Includes all necessary paperwork for agents to conduct their own settlement. Ideal for quick/easy cash settlements at the mobile home. Or for mail order settlements when buyers/sellers are out-of-area and not planning to attend closing. A separate notary is needed. I still handle the TITLE transfer.
PLAN C - (Rarely used). Agents can handle the TITLE transfer at a local Tag office after settlement (buyer pays at Tags place - less than $150.) I reduce my fee to $555.

Buyer Documents Needed: Agreement of Sale, Buyer's ID (Front and Back)
Seller Documents Needed: Copy of Title (front and back). Copy of mortgage payoff form (ink signed, not electronically signed). Copy of EMD Check. Current Year Tax Bills with proof of payment. Seller's ID (Front and Back). Proof of Lot Rent Paid up to Closing or Amount Owing.
If applicable, Copy of Death Certificate or Short Certificate, Copy of Legal POA (all pages), copy of any name change documents.
